IRES Capital Solutions will step in on behalf of the original buyer and pay CASH for the property to complete the sale. Contemporaneous with that purchase, IRES Capital will sell the property to the original buyer on a Land Contract. There will be an increase in the price and some closing costs will apply. An IRES consultant will work with the buyer to explain the costs associated with the deal. Under some circumstances it may even result in a lower the down payment. Once the buyer has seasoned the Land Contract with payments on the home and otherwise improved their credit situation, the buyer can obtain a traditional mortgage and payoff the Land Contract. It is highly recommended that the Land Contract NOT be paid off for at least 18 months to avoid New Loan fees
